Construction schedules move fast. A door can be installed before the slab, framing or opener setup is fully settled. Small alignment and fastening issues may appear only after the homeowner begins cycling it every day.
Open and close the door while listening for rubbing, popping or sudden changes in speed. Look for daylight around the perimeter and confirm the bottom seal contacts the slab without crushing heavily on one side.
With the opener disconnected only when the door can be controlled safely, the door should not feel excessively heavy or race upward. A poorly balanced door transfers load to the opener and can shorten the life of both systems.
Do not adjust wound springs yourself. Record the symptom and ask the builder or a qualified door technician to test the counterbalance.
Keep the door model, opener model, installation date and warranty paperwork together. Photograph any panel damage, finish issue or gap when it first appears.
Use the inspection list before the builder warranty expires. Small gaps, loose hardware and balance problems are much easier to address when you have dated photos and a clear description of when the symptom began.
Safety first: stop using the door if it is crooked, off track, hanging by one side or too heavy to control. Keep people and vehicles clear until the system is secured.
It may need adjustment even when the parts are new. Balance, track position, seals and opener limits can change after installation or settling.
Report rubbing, uneven gaps, a heavy door, loose hardware, panel damage, opener reversal problems and any visible water or light around the opening.
